Look at recent sales in your area and ask your agent for a complementary property appraisal to give you a thorough idea of what your property is worth.

Repairs and renovations
Freshen up your property with a new coat of paint. But remember to keep the colours neutral to appeal to more buyers.
Don’t turn off buyers because of minor repairs. Ensure you fix imperfections such holes in the walls, peeling wallpaper and leaking taps.
More costly renovations like a kitchen upgrade can make your property appeal to more buyers, but be mindful that you don’t over capitalise and loose out.

Declutter and clean
Before you start the selling process ensure you’re making the most out of your space and showcasing the best assets of your property.
Consider hiring a storage shed to store large objects and free up space in your home.
Consider getting your carpet and over professionally cleaned.
Ensure you arrange and declutter cupboards, as buyers will look inside.
Store jewellery and other valuables in a safe place out of sight.

Disaccociate yourself.
To help buyers images themselves inside the property remove pictures and other personal mementoes.

Style the house for buyers.
Once you have determined who your buyer is most likey to be, style your home in a way that will appeal to that particular demographic. You can do this yourself or hire a staging company, your agent can recommend someone.
