What are the pricing rules?

A rental home may only be listed for rent at a predetermined price. It is forbidden to:

  • Put a pricing range on a rental property ad.

  • requesting or requesting rent bids.

Rental providers and real estate agents are not permitted to solicit or accept rent proposals that are greater than the price listed. Yet, if a renter makes a greater offer unprompted, they can accept it.

What will the rental provider require upon application?

You should expect to be asked for official identification, like a driver's license, as well as information about your employment and rental history by the rental agency or supplier.

Only the rental provider or agent may use the personal information you supply to assess whether you are a suitable renter or to fulfill another requirement of the Residential Tenancies Act 1997.

The following details cannot be requested from you as part of your application by the rental provider or agent:

  • whether you have filed a lawsuit or had a disagreement with a rental provider

  • your bond history, including any claims you may have made.

  • a bank statement detailing daily transactions; you may be required to give one, but you are free to leave out any transactions you believe should be kept secret.

  • If the rental provider requests information about any of the personally identifiable characteristics covered by the Equal Opportunity Act of 2010 (such as race, gender identity, or handicap), they are required to give you written notice of their justification for doing so.

First-time renters.

If you've never rented a place before, you'll need to show that you're trustworthy and have the money to cover the rent. Payslips, character references, and proof of employment (such as an employment contract) may be included. Also, a guarantor who will be held accountable for your failure to pay the rent may be required.

Application checklist:

  • Read the rental application form through, then fill it out.

  • a list of everyone who will be residing at the address

  • a list of any pets that will be residing at the address

  • Describe your rental referees in full detail.

  • give a description of your employment.

  • reference characters where applicable (if needed)

  • Make sure you have the funds available to pay the first month's rent plus the bond, which is often due before you move in and is equal to one month's rent.

  • Send your application form back to the rental provider after signing it and adding all necessary attachments.
