What are the renters’ responsibilities regarding their pets?
Renters are subject to certain obligations under the law, such as:
being careful not to damage the property
maintaining the home's cleanliness
not creating a disturbance or interfering with neighbors' reasonable right to privacy or tranquility.
The rental provider may issue a Notice of Breach of Duty to Renter of Rented Premises to the renter if they fail to fulfill their obligations. This notification instructs the renter to make good any harm and states that they must not violate the same obligation again. This might apply to harm brought on by a pet.
The rental provider may apply to VCAT for compensation or a compliance order if the renter disregards this notice.
VCAT will take the following factors into account when deciding whether a pet caused damage:

the damaged item's age and condition (s).
